The Magnolia
In September 2013, IHI completed development of 50 new affordable rental homes in the Eliot Neighborhood of Northeast Portland. This transit-oriented, mixed-income project is located on Martin Luther King Jr. Boulevard between Northeast Cook and Fargo Streets. It is also a mixed-use development, which means it includes commercial space on the ground floor along MLK, with four stories of apartments above. The building steps down in height on the side facing residential neighbors and includes two rooftop decks for residents. IHI anticipates The Magnolia will receive a LEED Silver rating for its environmentally sustainable design elements. Passers-by will enjoy The Magnolia's Jumptown Video Wall, with four video loops embedded into bricks on the building's front fa├žade that celebrate the rich history of the Eliot Neighborhood, and Taking Flight, a four story art installation that shimmers in sunlight and casts intriguing shadows at night.
