OUR VALUES
Our work is rooted in a deep commitment to integrity, transparency, and accountability. We do what we say we will do, and we hold ourselves to high ethical standards.
We treat every person with respect, fostering inclusion and a sense of belonging in the communities we serve. Equity is central to our mission, and we strive to remove barriers and create opportunities so that individuals and families can grow and thrive.
These values guide us as we provide stable, high-quality affordable housing and supportive services that empower people to break the cycle of poverty.
OUR VISION
IHI envisions a world where everyone has access to a safe, affordable home they love in a community where they feel true belonging. By living our values of equity, integrity, and respect, IHI creates inclusive environments where individuals flourish because their needs are met and their voices are heard. We build communities that are secure, vibrant, and deeply connected, where all members—residents and staff alike—grow together.
Our work extends beyond housing, with resident-centered services that empower residents to live their fullest lives.
IHI’s success is defined by the strength of the communities we build and the resiliency of the people who live in them.

OUR HISTORY
Innovative Housing, Inc. (IHI) was founded in 1984 to create and preserve affordable housing across Portland and throughout Oregon, seeking creative solutions to unmet housing needs. In the late 1980s and early 1990s, IHI tackled several important projects, including the preservation of the Foster Apartments (renamed Lyndon Musolf Manor in honor of our founder), which provides 95 units of housing for low-income seniors and individuals with disabilities. We also developed family-sized apartments at Village Square in Gresham and Hewitt Place in Troutdale. Throughout the 1990s and early 2000s, IHI continued to grow—creating housing for downtown workers at the Whitmarsh Building, developing Kinnaman Townhomes for families and survivors of domestic violence, and launching innovative homeownership projects like Arbor Vista Condos and the Cornerstone Condominiums to support first-time buyers with limited incomes. Between 2000-2010, IHI focused on permanent supportive housing and transit-oriented developments, including Center Commons, which blends affordable rentals and homeownership near public transit. Another transit-oriented project, the Broadway Vantage Apartments, included permanent supportive housing for families exiting homelessness. Between 2010 and 2020, IHI acquired and renovated several historic properties including the Clifford Apartments, Modern Rich Apartments, and Erickson Fritz Apartments while also building new homes at The Magnolia Apartments in Portland and the Woodwind Apartments in Albany. At the same time, IHI continued to acquire, renovate, and preserve existing affordable housing to ensure its ongoing viability. Between 2020 and 2025 IHI historically restored The Merwyn Apartments in Astoria and the Anna Mann House in Portland (adding two new buildings to the historic landmark property for a total of 129 homes), completed phase 2 of the Magnolia Apartments, and built 107 new homes in Lincoln City. Today, IHI has several other projects underway and continues to provide safe, affordable, and service-enriched housing to individuals and families throughout Oregon.
