HOUSING DEVELOPMENT
Since 1991 Innovative Housing has developed more than 1,000 affordable rental units in the Portland metropolitan area.
IHI develops projects that meet community needs in creative and effective ways. We build new housing, acquire and renovate older buildings, and preserve existing affordable housing that is at risk of becoming unaffordable.
Creating affordable housing is real estate development with a mission. We weave together multiple funding sources to create a rich tapestry of partners and capital. The result is high-quality housing that meets the needs of our residents.
OUR DEVELOPMENT APPROACH
For 40 years, IHI has brought steady, trusted expertise to affordable housing development in Oregon.
Community engagement is central to our development process. We work directly with residents, neighbors, and local partners through town‑hall meetings, focus groups, and collaborative design charrettes. These conversations inform decisions about building layout, unit design, shared amenities, and resident services—ensuring each project responds to the people and places it serves.
IHI is committed to incorporating universal design and trauma‑informed design principles wherever possible. These values guide site selection, building configuration, materials, and overall look and feel, with the goal of creating housing that is accessible, safe, and welcoming for residents of all ages and abilities.
We also bring deep expertise in adapting historic buildings for affordable housing, using Historic Tax Credits to preserve meaningful structures while transforming them into vibrant homes. Our experienced in‑house development, finance, and construction project management team provides hands‑on oversight from early concept through stabilization, ensuring quality and accountability at every stage.
