IHI'S HOUSING
Everyone deserves a safe place to call home. Innovative Housing's apartment communities are designed to serve families, singles, people with disabilities, and those with barriers to housing.
Our rents are lower than market-rate apartments and are affordable to households earning 30%, 50%, and 60% of area median income. Some of our units come with rent subsidy and many were developed as permanent supportive housing to help people move from homelessness into permanent, safe homes.
ASSET MANAGEMENT
Strategic Management for Lasting Impact
As a long-term owner and operator of affordable housing, IHI is deeply committed to the ongoing asset management of our rental portfolio. We actively work with Property Management companies to ensure that every property is well-maintained, financially sustainable, and contributes positively to its neighborhood.
IHI brings over 40 years of housing management experience and has been operating properties of all sizes—from duplexes to 288-unit apartment communities—since 1984. We began with a portfolio of single-family homes and group housing in Northeast Portland, then shifted our focus to multifamily housing and tax credit developments in the early 1990s.
Today, IHI serves as the managing general partner for numerous housing partnerships, overseeing property management, compliance with a wide range of funding sources (including LIHTC, Historic Tax Credits, HOME, Section 8, and more), financial reporting, audits, and tax filings.
Our asset management work generates sustainable revenue that supports IHI’s operations and long-term financial health. This self-supporting model allows us to stay mission-driven and nimble—able to pursue innovative housing solutions without relying on unstable funding. Whether it’s preserving affordability, expanding resident services, or addressing emerging needs, IHI is well-positioned to serve the Portland region for decades to come.
INNOVATIVE HOUSING IS ABOUT
PEOPLE
Ensuring access to
Affordable Homes
Innovative Housing creates homes for hard working families and people struggling to make ends meet. IHI's housing and services often make the difference between housing success and homelessness.
COMMUNITY
Enriching Neighborhoods
IHI's developments benefit both our residents and the broader community. Our projects include neighborhood amenities such as affordable childcare centers and adult education classrooms that are open to the public. And IHI's development work brings millions of dollars into low-income communities and to local contractors and small businesses.
EQUITY
Empowering Marginalized Communities
IHI acknowledges the legacy we inherit as an owner/operator of housing and the responsibility to ensure housing is accessible to the households who need it most and who have been most heavily impacted by racism and exclusion. IHI's board-approved Equity Plan includes benchmarks and action steps to increase equity and inclusion in our housing, our development work, our housing operations, and within IHI's staff and board.
SUSTAINABILITY
Build To Last
Respecting the Environment
IHI's buildings are built to last and minimize their impact on the environment. IHI intends to own and operate its housing for the long term, so we build quality and prioritize energy efficiency and sustainable development strategies.
